Step 1 of 4

Your Basic Allowance for Housing is the largest tax-free paycheck line most service members have, and the military hands it over every month with exactly zero guidance on the biggest decision attached to it: rent, or own. The calculator below shows your official 2026 BAH for any Texas duty station in two clicks, and then does the thing no DoD tool will do for you: shows roughly what that same allowance supports as a monthly mortgage payment on a $0 down VA loan.

I am Garrett Puckett, Founder and CEO of Security America Mortgage, the Texas VA specialist behind Texas VA Mortgage. After 20 years of lending to active duty families at every base in this state, I can tell you the pattern: the service members who convert BAH into equity at their first or second Texas duty station retire with a paid-down asset and a tenant history. The ones who rent for twenty years hand the same money to landlords. Same allowance, opposite outcomes.

Estimates only. This is not a loan offer or prequalification. Purchase power is based on your BAH alone with no down payment, a 30-year fixed VA loan, and no mortgage insurance. BAH also has to cover utilities and upkeep, and your base pay adds to what you can qualify for. Property tax, insurance, and rate are your inputs; taxes and HOA dues vary by property. Rates shown are 2026 Military Housing Area rates by pay grade. Confirm your exact rate on your LES or the DoD BAH lookup. Not sure which area your station falls in? Use the DoD lookup with your duty station ZIP code.

The Basics

How BAH Actually Works

BAH is set annually by the Department of Defense for each Military Housing Area, based on local rental market surveys of rent plus average utilities. Three inputs decide your number:

1

Housing Area

Your duty station's Military Housing Area. Every address inside the same area pays the same rate, so your specific neighborhood or ZIP does not change it.

2

Pay Grade

Rate steps up with rank, from the junior enlisted grades through the officer grades.

3

Dependents

With-dependent and without-dependent rates differ. Your dependency status is the third input.

Rates take effect January 1 each year. Two protections worth knowing:

Protection 1

Rate Protection

If the published rate for your area drops while you stay at the same station with the same dependency status, you keep your higher rate.

Protection 2

Gaining-Station BAH

With valid PCS orders, lenders can generally qualify you using the BAH for your gaining station, so you can buy at your next Texas duty station before you even arrive.

$0 tax

The number the calculator shows is tax free. Neither federal income tax nor, since Texas has no state income tax, any state tax touches it, which matters enormously in the next section.

Buying Power

BAH as VA Loan Qualifying Income

The Gross-Up

Why a Tax-Free Allowance Qualifies for More

This is where the allowance turns into buying power. BAH counts as stable, qualifying income on a VA loan application, and because it is not taxed, lenders can gross it up, treating it as worth more than its face value when calculating your debt-to-income ratio, the same way VA disability compensation is treated. See how the VA residual income test works alongside it.

Stack the advantages a Texas service member brings to a VA purchase:

1
$0 down

So the savings account survives the purchase.

2
No mortgage insurance

Unlike the FHA and low-down conventional loans your civilian coworkers use.

3
Tax-free BAH, grossed up

Doing the qualifying work of a larger taxable salary.

4
Gaining-station BAH on PCS orders

Letting the purchase close on your timeline instead of after it.

5
Disabled veteran property tax exemption

For rated veterans, from partial reductions up to a complete property tax elimination at a 100 percent permanent and total rating.

The result at most Texas bases: the monthly cost of owning, taxes and insurance included, lands at or under the allowance for most pay grades. The calculator's purchase power estimate shows your starting point, and the full qualification, with your actual county tax rate and any exemption applied, takes one call to (888) 295-4055. Duty Stations

Every Texas Base the Calculator Covers

Texas holds 17 military housing areas. The calculator covers them all; here is the housing picture at the majors.

Best BAH-to-cost ratio

Fort Hood (Fort Cavazos)

Killeen

The best BAH-to-housing-cost ratio of any major installation in Texas, and arguably in the Army. Killeen, Harker Heights, Copperas Cove, and Nolanville give most enlisted grades a genuine choice between renting comfortably and owning outright, and the area's price per square foot makes it one of the strongest places in the country to convert an allowance into a VA-financed home.

One rate, whole metroplex

Joint Base San Antonio

Lackland, Fort Sam Houston, Randolph

One rate covers the whole metroplex of bases, and the corridors that serve them, Alamo Ranch and Westover Hills to the west, Universal City, Schertz, Cibolo, and Converse to the northeast, keep ownership inside reach across most grades.

Quiet wealth-builder

Fort Bliss

El Paso

Housing costs that track well below the allowance in many neighborhoods make Bliss a quiet wealth-building station for families who buy early in the tour.

Highest allowances in Texas

NAS JRB Fort Worth and the DFW Rates

Dallas-Fort Worth

The metroplex carries some of the highest allowances in the state to match its market. White Settlement, Benbrook, Saginaw, and the west-side corridors keep ownership practical near the base.

Flood check is standard

NAS Corpus Christi and NAS Kingsville

Coastal Bend

Coastal duty with inland-priced suburbs. Flood zone checking is part of every honest preapproval here, and we run it standard.

Widest margins in the state

Dyess, Goodfellow, Sheppard, Laughlin

Abilene, San Angelo, Wichita Falls, Del Rio

The small-market Air Force stations, where allowances routinely exceed the cost of owning by the widest margins in the state. Airmen at these bases who buy a modest home with $0 down frequently pay less to own than the allowance provides.

The Decision

Rent or Buy: The Honest Math

Renting is the right call on a short tour with no appetite for landlording, in a market you would never hold, or when the numbers say so. The honest comparison is simple to run: your all-in ownership cost, payment, taxes, insurance, maintenance reserve, against local rent for the same house. Our VA mortgage calculator handles the ownership side.

Renting Makes Sense When

The tour is short
You have no appetite for landlording
It is a market you would never hold
The numbers say so

What Tilts Texas Toward Buying

No state income tax
BAH that meets or beats ownership costs across most grades outside the priciest metros
A VA benefit that removes the down payment barrier entirely
PCS churn that creates a permanent tenant pool the day your orders arrive

The service member who buys near Fort Hood, PCSes to Bliss and buys again with remaining entitlement, and keeps both as rentals has built a portfolio on allowances that would otherwise be rent receipts. We structure exactly that sequence for clients every month:

Tour 1

Buy near Fort Hood with a $0 down VA loan.

→
PCS

Move to Fort Bliss and buy again with remaining entitlement.

→
Result

Keep both as rentals. Allowances become equity, not rent receipts.

One warning against overreach: the calculator's purchase power figure is a ceiling estimate, not a recommendation. Buy below your BAH, keep the difference building, and let the exemptions and gross-ups be margin rather than necessity. See our VA loan facts for how entitlement is reused.

Frequently Asked Questions

Military BAH in Texas: Common Questions

The Department of Defense sets rates for each Military Housing Area annually from local rental cost surveys, effective January 1. Your rate depends on housing area, pay grade, and dependency status, and the calculator above uses the official 2026 tables.

No. Texas has 17 separate military housing areas, and rates vary substantially between metro stations like Dallas and small-market stations like Del Rio. Every address within one housing area receives the same rate.

Yes. BAH is stable qualifying income, and because it is tax free, lenders can gross it up in the debt-to-income calculation, increasing your effective buying power. See our VA purchase loan guide.

Generally yes. With valid PCS orders, lenders can qualify you using the BAH for your gaining station, and remote closings are routine for military purchases. Start your application to get a preapproval on your timeline.

At most Texas stations, for most grades, the full monthly cost of owning a mid-priced home lands at or under the allowance, with the widest margins at Fort Hood, Fort Bliss, and the small-market Air Force bases, and the tightest in Austin and the priciest metro ZIP codes. Run your own numbers with our VA mortgage calculator.

Rate protection keeps your current rate as long as you remain at the same duty station with the same dependency status. Published decreases apply to newly arriving members, not to you.

No. BAH is yours no matter how you house yourself: rent, buy, or live below the allowance. Anything your housing costs under the allowance, you keep.

No. BAH is excluded from federal taxable income, and Texas has no state income tax. That tax-free status is also why lenders can gross it up for qualifying.
