Your VA entitlement is the number that decides your next purchase: whether it closes with $0 down, and if not, exactly how much down. Almost every veteran misreads it, because the Certificate of Eligibility leads with a $36,000 figure that has nothing to do with your real buying power, and the actual math lives in a formula nobody hands you.
The calculator below runs that formula the way an underwriter does. After 20 years of VA files I can tell you where it earns its keep: veterans who think a past or current VA loan blocks them from buying again, and discover their ceiling is six figures higher than they assumed.
Your Remaining Entitlement and $0 Down Ceiling
The calculator gives you the framework; your COE gives the official figures. We pull it electronically and apply any restoration you have coming.

Full Entitlement
No active VA loan and nothing unrestored from the past? Since 2020 there is no VA loan limit for you: $0 down applies at any price your income and residual income support. The calculator confirms it and the county limit becomes irrelevant to your down payment.
Partial Entitlement
Part of your entitlement tied up in another VA loan, usually a home you kept when you moved? Enter the original amount of that loan and your target price. The math it runs:
Example in one line: a kept $300,000 loan leaves $133,187 of entitlement, a $532,748 ceiling, and a $700,000 purchase needs $41,813 down, about 6 percent where conventional financing would ask 10 to 20.
What VA Entitlement Actually Is
A Promise to Your Lender, Reusable for Life
Entitlement is the dollar amount of your loan the VA promises to repay your lender if the loan defaults. That promise is the engine of the entire benefit: because the government stands behind 25 percent of the loan, lenders offer $0 down and no mortgage insurance on files where every other program demands both.
You never see the money, never repay it, and using it costs nothing. It is a guarantee in your name, reusable for life.
It comes in two historical layers:
Basic Entitlement
The figure printed on every COE, a statutory number covering 25 percent of loans up to $144,000, unchanged since houses cost that much.
Second-Tier Entitlement
Everything above: the capacity that brings your total guaranty to 25 percent of the county limit. The calculator works with the combined total automatically, exactly as underwriting does.
The $36,000 Myth on Your COE
The $36,000 Line Is Not Your Buying Power
The single most common entitlement mistake: reading the COE's $36,000 line as your buying power and concluding the benefit maxes out at small loans. Veterans with "$36,000" COEs close $600,000 Texas purchases with nothing down every week, because real capacity runs through the county limit math above.
The COE line that actually matters is the entitlement charged to prior loans, and the calculator computes it for you from the prior loan amount, the same 25 percent the VA charges. If your COE shows charged entitlement from a home you sold and paid off years ago, that is a restoration filing away from becoming full entitlement again, covered below.

The Texas Simplification
One genuine advantage of running this math in Texas: every county in the state uses the 2026 baseline limit of $832,750. No high-cost counties, no county lookup, no guessing whether your side of the metro line changes the formula. From El Paso to Houston, the maximum guaranty is the same $208,187, which is why the calculator's limit field defaults there and only needs touching for out-of-state property.
Veterans with full entitlement can of course ignore the limit entirely, in Texas and everywhere else, including for VA jumbo purchases above the baseline.
What Uses Entitlement, and What Does Not
Entitlement gets charged, at 25 percent of the loan amount, every time a VA loan closes in your name.
Uses Entitlement
- $A VA purchaseIncluding two to four unit properties
- $A VA construction loanCharged on the full One Time Close amount
- $A VA cash-out refinance of a non-VA loanBecause it creates a new VA loan where none existed
- $Letting a buyer assume your VA loan without entitlement substitutionLeaves your entitlement pledged to a house you no longer own. Our Texas assumption guide covers the substitution paperwork that prevents it
Does Not Use Additional Entitlement
- ✓A VA IRRRLReuses the entitlement already attached to the loan it replaces
- ✓Co-signing someone else's non-VA loanTouches your credit but never your benefit
The funding fee is a separate question from entitlement: subsequent use raises the fee to 3.3 percent, but it never reduces how much entitlement you hold. See the VA One Time Close construction loan and VA refinance pages for how each program charges entitlement.
Worked Scenarios
The PCS Landlord, Killeen to San Antonio
Kept a $280,000 VA loan on the Fort Hood house as a rental. Nearly any San Antonio purchase closes at $0 down while the first loan stays put and tenants pay it down.
The Second-Tier Stretch
Prior loan $450,000, buying at $850,000. Real money, and still frequently the best structure on the table, which is why we price it against the full-entitlement reset below on every file like it.
Down payment = 25 percent of the $467,252 above the ceiling.
The Restoration Case
Sold the old VA-financed home last year, never filed restoration. On paper, partial entitlement and a capped ceiling; after five minutes of paperwork, full entitlement and no limit. The calculator shows both versions of you, and restoration is the gap between them.

Getting Entitlement Back: The Three Restoration Paths
Standard Restoration
UnlimitedSell the home, pay off the VA loan, file VA Form 26-1880, and the charged entitlement returns in full. Unlimited lifetime uses: the benefit recycles forever.
One-Time Restoration
Once per lifetimeThe rule almost nobody knows. Pay the VA loan off while keeping the home, by refinancing it to conventional or paying it outright, and the VA will restore your entitlement once in your lifetime without a sale. It is the standard move behind converting house one into a rental and buying house two with full entitlement, and because it is one-per-lifetime, we spend it deliberately.
Substitution on Assumption
By approvalA veteran buyer who assumes your loan can substitute their entitlement for yours, releasing yours at closing. It is a specific approval, not automatic, and skipping it is the most expensive clerical oversight in VA lending.
We file restorations as part of pulling your Certificate of Eligibility, so the calculator's full-entitlement answer and your paperwork reality match before you shop. Call (888) 295-4055.
Divorce, Assumptions, and Foreclosures: The Edge Cases That Freeze Entitlement
Divorce
When the decree awards the house to a non-veteran spouse who keeps the existing VA loan, the veteran's entitlement stays pledged to that house until the loan is refinanced or paid off, because a non-veteran cannot substitute entitlement. If a future VA purchase matters to you, the fix belongs in the decree itself: a required refinance within a set period. Bring us the scenario before signing and we will give your attorney the language.
Assumptions
Worth repeating as a warning: a civilian assumption, or a veteran assumption without substitution, transfers the loan and keeps your entitlement hostage. Settle the substitution question before closing, every time.
Foreclosure or Compromise Sale
The entitlement consumed by the VA's claim stays charged until the loss is repaid, after which restoration is generally available. The entitlement above the lost portion remains usable immediately, which is exactly what the calculator's partial mode measures, and why veterans with a past foreclosure often discover a workable $0 down ceiling they assumed was gone. Full eligibility rules are in our Texas VA loan requirements guide.
Facing one of these? Call (888) 295-4055 before you sign anything. We will run the entitlement math on your scenario and tell you exactly what is frozen and what is usable.
VA Entitlement: Common Questions
Maximum guaranty is 25 percent of the county loan limit, $208,187 in every Texas county for 2026. Subtract 25 percent of the original amount of any active or unrestored VA loan; the remainder times four is your $0 down purchase ceiling. The calculator above runs it automatically.
Your remaining entitlement is the maximum guaranty minus the entitlement charged on your COE, which equals 25 percent of each active prior loan's original amount. Four times the remainder is your zero-down ceiling.
It is the statutory basic entitlement figure, not your buying power. Real capacity runs through the county limit math, which is why veterans with $36,000 COEs routinely close $600,000 loans with nothing down.
Yes. That is the calculator's partial mode: it shows the ceiling for a second VA loan while the first stays active, and the exact down payment on any price above it.
Not for veterans with full entitlement. For partial entitlement, every Texas county uses the 2026 baseline of $832,750 in the guaranty math, with no high-cost counties anywhere in the state.
Pay off the VA loan through the sale and file VA Form 26-1880. The entitlement returns in full, with unlimited lifetime restorations.
Once in your lifetime, yes: pay the VA loan off while keeping the home, commonly by refinancing to conventional, and request the one-time restoration. Standard play for building a rental portfolio on the benefit.
No. The IRRRL reuses the entitlement already attached to the loan it replaces, leaving your remaining entitlement untouched.
With veteran-to-veteran substitution, yours releases at closing. Without it, your entitlement stays pledged to the sold home until that loan is paid off. Never close an assumption without settling substitution first.
If a non-veteran ex keeps the home on the existing VA loan, your entitlement stays frozen there until refinance or payoff. Build the refinance requirement into the decree.
The portion lost to the VA's claim stays charged until repaid; the rest is usable immediately, and the calculator's partial mode shows what it supports. Restoration of the lost portion is generally available after repayment.
Entitlement and the fee are separate. Subsequent use of the benefit carries a 3.3 percent fee instead of 2.15, financeable and waived for veterans receiving VA disability compensation, but your entitlement amount is unaffected.
The Calculator Gives You the Framework. Your COE Gives the Official Figures.
The two sometimes disagree in your favor. One call pulls your COE electronically, applies any restoration you have coming, and turns the estimate into a written preapproval, usually the same day.
