VA loan requirements in Texas run on two rulebooks. The first is federal: service eligibility, credit, income, occupancy, and the appraisal, the same in Texas as anywhere. The second is Texas law, and it changes real outcomes: community property rules that pull your spouse’s debts into your approval, constitutional restrictions on cash-out refinancing, and a state benefit layer that can lower your rate if you qualify for it.
I am Garrett Puckett, Founder and CEO of Security America Mortgage, the Texas VA specialist behind Texas VA Mortgage. After 20 years and thousands of Texas VA files, I can tell you the requirement that kills more Texas approvals than any other is the one national lender websites never mention, because their writers have never closed a loan in a community property state. It is covered below, along with everything else, in the order underwriting actually checks it.
To Qualify for a VA Loan in Texas in 2026
Service and Eligibility Requirements
Eligibility runs on service history, and the minimums vary by era and component. Common benchmarks: continuous active duty service during wartime or peacetime periods, six years of Guard or Reserve service, or qualifying Title 32 duty, with current active duty members eligible after their initial service period. Certain surviving spouses qualify, typically when the veteran died in service or from service-connected causes. Discharge character matters: honorable and general discharges typically qualify, and other-than-honorable cases can sometimes be resolved through a VA character of service determination, which we have helped veterans request.
Do not self-disqualify from a forum post. Guard and Reserve eligibility in particular is misunderstood constantly, including by lenders, and the definitive answer takes us one COE pull. Full eligibility details are in our VA loan facts guide.
The Certificate of Eligibility
The COE is the document that proves entitlement, and it is a requirement for closing, not for starting. We pull it electronically through the VA's system in minutes during your application. The harder cases -- missing records, character of service questions, surviving spouse claims -- have manual paths we run regularly. Our VA mortgage documents checklist covers every route, including doing it yourself through the VA portal first if you prefer.
Credit Score Requirements for a VA Loan in Texas
The VA publishes no minimum credit score anywhere in its rules. Lenders set their own floors, which is why the answer changes depending on who you call. Ours is 640.
What underwriting actually reviews behind the number: your most recent 12 months of payment history carries the most weight, especially housing payments. Collections do not automatically disqualify, and medical collections receive particular flexibility. Major events have seasoning benchmarks: commonly two years after a Chapter 7 discharge or a completed foreclosure, and consideration during a Chapter 13 after 12 months of on-time plan payments with trustee approval.
Income, DTI, and Residual Income Requirements
Employment and Income History
Two years is the standard, documented with pay stubs and W-2s, or tax returns for self-employment. Military-to-civilian transitions with related work and offer letters for new positions are workable with the right documentation.
Qualifying Income Types
Debt-to-Income
The VA benchmark is 41 percent, and it is a benchmark rather than a wall. Files above it approve regularly when residual income is strong.
Residual Income -- The Requirement That Actually Protects You
After the new house payment, taxes, insurance, debts, and estimated utilities, the VA requires money left over each month based on family size. Texas sits in the VA's South region. The benchmarks for loans over $80,000:
| Family Size | Monthly Residual Income Required (South Region) |
|---|---|
| 1 (single borrower) | $441 |
| 2 | $738 |
| 3 | $889 |
| 4 | $1,003 |
| 5 | $1,039 |
The Texas Community Property Rule: The Requirement Nobody Warns You About
Here It Is
Texas is a community property state, and on VA loans in community property states, your spouse's debts count in your debt-to-income ratio even if your spouse is not on the loan.
A veteran applies alone. Underwriting still obtains the non-borrowing spouse's credit report, and the spouse's car payment, student loans, credit card minimums, and child support obligations all land in the veteran's DTI. The spouse's credit score is not the issue -- their debts are.
I have watched clean 38 percent DTI applications become 51 percent problems the day the spouse's student loans surfaced. National lender websites list "VA loan requirements in Texas" without mentioning this once, because their content is written from states where it does not apply.

✗ What Happens Without This Knowledge
Veteran applies with a clean 38% DTI. Three weeks into underwriting, the spouse's $800/month student loan payment surfaces. DTI jumps to 51%. File denied or requires significant paydown. Closing delay, seller damage, lost contract.
✓ What Happens When You Know Early
First preapproval call includes spouse debt review. Total DTI mapped correctly from day one. Either the ratio works as-is, payoff targets are identified, or the spouse is added to the loan to contribute income alongside their debts.
Planning around it is straightforward when you know early: bring the spouse's debt list to preapproval, target the highest-payment items for payoff first if the ratio is tight, and remember the flip side -- a working spouse can also be added to the loan so their income joins their debts. Our Texas preapprovals ask about spouse obligations in the first conversation, not in underwriting week three. Call (888) 295-4055.
Occupancy Requirements
You must intend to occupy the home as your primary residence, generally moving in within 60 days of closing. Deployed service members can satisfy occupancy through a spouse, and in some cases a dependent child.
Property and Appraisal Requirements
Every VA purchase gets an independent VA appraisal that confirms value and checks Minimum Property Requirements: the home must be safe, structurally sound, and sanitary, with functioning heat, water, electrical, and roof. The Texas-specific trouble spots our files see:
Foundations
Clay soil movement across North and Central Texas makes slab cracking the most common MPR flag in the state. Documented repairs with engineer letters satisfy underwriting; fresh paint over a shifted slab does not.
Wells and Septic
Rural and acreage properties need testing and inspection -- standard for land buyers heading toward a construction loan or acreage purchase.
Wood Destroying Insect Inspection
Texas sits in the VA's required WDI zone, so a clear termite report is a standard condition. Under current VA rules the veteran is permitted to pay the inspection fee.
Floodplain
Homes in FEMA special flood hazard areas -- coastal counties and river corridors especially -- require flood insurance, priced into qualification from the first quote.
Buying in a rural area or planning a new build? See our VA One Time Close construction loan guide for how acreage properties, wells, and septic are handled on construction files specifically.
The Funding Fee
The one-time VA funding fee is financeable into the loan and applies to most VA transactions. 2026 rates:
| Veteran Type | First Use | Subsequent Use |
|---|---|---|
| Purchase / No Down Payment | 2.15% | 3.30% |
| Purchase / 5% Down | 1.50% | 1.50% |
| Purchase / 10%+ Down | 1.25% | 1.25% |
| VA Disability Compensation Recipients | WAIVED | WAIVED |
| Eligible Surviving Spouses | WAIVED | WAIVED |
| Active Duty Purple Heart Recipients | WAIVED | WAIVED |
Loan Limits and Entitlement
Veterans with full entitlement face no VA loan limit in Texas -- the ceiling is what your income supports. The 2026 conforming baseline of $832,750 matters only for veterans with reduced entitlement and for pricing tiers on larger loans. See our VA jumbo loan guide for loans above the conforming limit.
Full Entitlement
No loan limit. Applies when you have never used the VA benefit, or when a prior VA loan has been paid off and the property sold. Use our VA mortgage calculator to model your purchase price.
Reduced Entitlement
Occurs when a prior VA loan is still active or a past VA loan ended in a loss. The remaining entitlement math decides your zero-down ceiling. We run this calculation before you shop.
2026 Conforming Baseline
$832,750 for most Texas counties. Enters the guaranty calculation for reduced-entitlement files and affects pricing tiers on larger loans.
Multiple VA Loans at Once
Yes, this is possible through remaining entitlement. Veterans who have used the benefit before are frequently surprised this option exists. Ask us to run the math.
Extra Requirements for Texas Cash-Out Refinances
Taking cash out of a Texas homestead adds a third rulebook: the loan becomes a Section 50(a)(6) home equity loan under the Texas Constitution. These rules apply on top of standard VA guidelines and cannot be waived.
- 180% LTV cap. You can borrow no more than 80 percent of your home's appraised value. The VA's national 100 percent cash-out allowance does not apply in Texas.
- 212-day waiting period. A mandatory 12 calendar days must pass after application and disclosure before closing. No exceptions.
- 3Closing location. Must close at a title company, attorney's office, or the lender's office. No remote closings on cash-out homestead transactions.
- 43-day rescission period. You have 3 business days after closing to rescind the transaction without penalty.
- 5Once per 12 months. A Section 50(a)(6) home equity loan may only be obtained once per 12-month period.
The Texas Vet (VLB) Eligibility Layer
Texas adds an optional benefit with its own requirements: the Veterans Land Board home loan program, which can place a below-market state rate on top of a VA loan. VLB eligibility does not replace VA requirements -- for the stacked loan you must clear both.
Texas Residency
Must be a Texas resident at the time of application.
Property Location
The property must be in Texas and used as your primary residence.
Purchase Price Cap
Purchase price must fall within the VLB's maximum, which adjusts periodically.
Disability Discount
Extra half-percent rate discount for veterans rated 30 percent or higher.
We price the VLB stack against open-market VA rates on the same call, because the winner changes week to week. Some weeks VLB wins, some weeks standard VA does. You deserve to know the real number. Call (888) 295-4055 or start your application.
VA Loan Requirements Texas: Common Questions
The VA sets no minimum. We require 640. Files between 580 and 640 usually have a 60 to 90 day path to qualifying through targeted credit cleanup -- we map it out specifically rather than giving a generic timeline.
Qualifying service documented by a COE, a 640 score with us, income meeting DTI and residual income standards with both spouses' debts counted, occupancy as your primary residence, a property passing VA Minimum Property Requirements, and the funding fee paid or waived.
Yes. Texas is a community property state, so a non-borrowing spouse's debts are included in your debt-to-income ratio even when they are not on the loan. Their credit score is not evaluated -- their obligations are.
Enough that the new payment fits near the 41 percent DTI benchmark and leaves the VA's required residual income -- $1,003 monthly for a family of four in the South region. There is no minimum salary figure; the math is file-specific.
Not with full entitlement. The $832,750 conforming baseline applies only to reduced-entitlement calculations and pricing tiers on larger loans.
Two years is the documentation standard, with flexibility for military-to-civilian transitions and documented new positions in related fields.
It must pass the VA appraisal's Minimum Property Requirements -- a safety and soundness review, not a full home inspection. A clear wood destroying insect report is also standard in Texas. We still recommend your own home inspection on top.
Yes. Cash-out refinances on a Texas homestead add Section 50(a)(6) rules: an 80 percent LTV cap, a 12 day waiting period, closing at a title company or attorney's office, and once per 12 months. Purchases and IRRRLs follow standard VA rules.
No. The benefit is reusable for life, restores when a VA loan is paid off and the home sold, and supports multiple VA loans at once through remaining entitlement.
Yes, once service minimums are met -- commonly six years of qualifying service or applicable Title 32 duty. Bring your points statement and we confirm eligibility in one call.
Requirements Read Differently
Than They Underwrite
One call answers all of it for your actual file: COE pulled, credit reviewed, spouse debts counted the way Texas law counts them, and a written preapproval the same day when the file supports it.
