The classic Randolph belt — mid $200s to low $400s. Schertz and Cibolo carry the school reputations that drive family demand. This corridor also holds the metro's deepest pool of existing VA loans, which matters for the assumption strategy.
Established Randolph communities at accessible prices. Closer to base, shorter commute, lower price points than Cibolo.
Fort Sam Houston — Central
Close-in neighborhoods popular with BAMC and Army medicine staff. Well-established, walkable, and convenient to downtown San Antonio.

North and Northwest

How to Find a VA Loan Realtor in San Antonio

Ask for VA volume, not badges
'How many VA purchases did you close in the last 12 months?' is the only question that matters. The Military Relocation Professional (MRP) designation is a decent signal — recent VA closings are a better one. A genuinely VA-experienced San Antonio agent closes them monthly.
They should know the appraisal game
A good VA agent prices your offer with the VA appraisal in mind, preps the seller's agent for the timeline, and knows how Tidewater and Reconsideration of Value work when a valuation comes in tight.
They should spot MPR issues on sight

The catches are real: you pay the seller's equity gap in cash or secondary financing, the lender must approve you, a 0.5% VA assumption fee applies, and the seller needs to protect their entitlement — which works cleanest when the buyer is also a veteran who substitutes their own.
